We were happy to have hosted The Jim Allen Group in our newest community, Bartlett Manor, in Youngsville, NC! Our team of Project Managers guided this Realtor team through homes in different stages of construction to learn everything there is to know about our home-building process. They covered it all: from pouring the foundation, to framing, all the way to walking a finished home before closing!

What are the main steps of the building process?

Before we even begin our homes, we design our home plans in-house. We even walk the first version of our new plans to ensure we are maximizing the livability and functionality of the space!

Once lots are secured in our communities, they are cleared. Footings and the foundation come next, beginning the official construction of the home. From there, the home takes shape during the framing process followed by the ever-important rough-ins.

Here are Caviness & Cates, we meet before the drywall is installed into the home. This meeting with the project manager(s) and sales team is called the “Pre-Drywall Orientation”. Everyone can see all the care that is put behind our walls. 

Following drywall and watching the rooms of the home come together are the cabinet, countertop, paint, flooring, landscaping, and fixtures installations. We have a final building inspection, maintain the certificate of occupancy, a third-party inspection with Ameri-Spec, and receive the HERS rating. About one to two weeks before the home’s closing date, we have a “New Home Orientation” where the home is walked, learning about home maintenance and operation. Prior to closing, everyone meets a final time to ensure it is move-in ready and sign off on the home!

What are some important building terms to understand?
Breaking Ground: The excavation, or clearing, of the lot that begins the home construction process.
Footings: The part of the foundation that supports the structure and ensures the home does not settle.
Foundation: The load-bearing portion of your home.
Framing: The assembling of lumber that create the shape and structure of your home
Rough-ins: Where various mechanical, electrical, and plumbing lines are brought in.
Drywall and Trim: Covering the interior walls with drywall that will be taped and mudded to create a smooth surface. During trim, baseboards, crown molding, wainscotting, coffered ceilings, doors, benches and cubbies, and other custom trim are installed.
HERS rating: This is a score for measuring a home's energy efficiency. The lower the score, the more energy-efficient the home is.
Third-Party Inspection: AmeriSpec is a third-party professional home inspection company that examines over 400 items within our homes to ensure quality.
